The Space

Located at the northern end of Portobello Road, this spacious open-plan office space includes a private kitchen area and views of the Portobello Vintage and Food markets.

Nearby, the bustling hubs of the Portobello Road, Notting Hill, Holland Park and Westfield shopping centre provide excellent additional shopping, restaurants, bars and parks, whilst Central London is only 30 minutes away.

There is no allocated parking for the units. However, transport connections are excellent, with Ladbroke Grove underground station (which is served by the Hammersmith & City Line) within 5 minutes and major bus routes running regularly along Ladbroke Grove. There is also easy access to the A40, providing quick links to major motorways (M4, M1 and M25).

Selection Process:

The selection process is split into three rounds.

Round One the panel assess the suitability of the business proposal for the unit. This is based on the information provided within the application and how the business will have a positive effect on the local area. Successful applicants will be informed and given the opportunity to strengthen their submissions.

Round Two assesses the quality of the submission and proposed idea for the space, against a lettings criteria matrix. The top three submissions which score highest will be through to the final round.

The Final Round is an in-person interview with members of the selection panel.


We expect a high volume of submissions, so please ensure you have completed your application in full by the deadline (Monday 3rd June 9:00am).

Any submissions after the deadline will not be considered.



  • Tenancy is offered subject to references on a 3-year lease.
  • The rental (including service charge) is to be monthly in advance.
  • Initial payment required is 1 quarter of rent as a deposit + pro rata 1 months rent.
  • Service charge is reviewed annually for April. 
  • Business rates and other overheads are to be arranged and paid by the tenant.
  • All other terms are subject to negotiations.
