The Space
If you are looking to take the next step with your small business the trust has the opportunity for you. The PODS on Thorpe Close are designed to help incubate small businesses, allowing entrepreneurs to test their ideas, learn about the responsibilities of licencing a premises, and gain the confidence to move into a permanent location elsewhere.
To apply for a POD, you will need to submit a comprehensive business plan that includes:
- What is your business?
- What does growth look like for you?
- What are your next steps after your term in the unit?
Selection Process
The selection process is split into three rounds.
Round One is where the panel assess the suitability of the business proposal for the unit. Proposal's that require running water will not be considered.
Round Two assesses the quality of the submission and proposed idea for the space, against a criteria matrix. The top three submissions which score highest will be through to the final round.
The Final Round is an in-person interview with members of the selection panel.
We expect a high volume of submissions, so please ensure you have completed your application in full by the deadline (Monday 14th October 2024 @ 09:00am)
Any submissions after the deadline will not be considered
Terms
- 1-year licence
- The licence fee is to be paid monthly in advance
- Initial payment required is 3 months of rent as a deposit + pro rata 1 months rent
- Business rates and other overheads are to be arranged and paid by the licensee
- All other terms are subject to negotiations
